What Is Included With This Set Of Plans:

Our typical set of plans includes:
  • Cover Sheet: Including an image of the exterior front of the house and the index of drawings. Also protects the rest of the documents within the project set.
  • Foundation Plan: Slab plan complete with dimensions, foundation footing details, general foundation notes and Schedules. Shows and locate plumbing fixtures (this is not a plumbing plan).
  • Elevations: Minimum four completed elevations with dimensions, notes and material call outs. Also exterior details where applicable.
  • Floor Plan(s): Complete with dimensions and notes of all elements. On our high-end plans we provide architectural and structural floor plans, as typical part of our sets to avoid clutter and for easy construction.
  • Roof Plan: Complete with roof pitches overhangs and notes for special condition also dimensions on any special conditions as per plan.
  • Building Sections: Where applicable, building sections are included..
  • Details: Interior and Exterior details as required per plan. Common details are: Applicable Cornice (Eave) and Special Details designed directly from the plan (not typical details that are reused for every plan produced). We do this to improve the accuracy and integrity that should be expected from a quality set of plans.
  • Interior Elevations: Some sets include interior Kitchen, Bathrooms and other significant detailed plan specific areas.
  • Roof Framing Plan: Engineered truss layout from a local truss company. All hangers, connectors and or special details are shown. Since local codes and conditions vary, this plan is for reference only.
  • Floor Framing Plan: Only where needed. Engineered floor truss layout from a local truss company. All hangers, connectors and or special details are shown. Since local codes and conditions vary, this plan is for reference only.
  • Electrical Plan: Complete with layout, Light fixtures, Outlets and legend.
  • Lintel Plan: Provided with block concrete masonry unit plans only. Lintel sizes and details for all exterior openings. Since local codes and conditions vary, this plan is for reference only.
  • Structural Details: Including wall sections and all framing details needed per plans. Since local codes and conditions vary, this plan is for reference only.


What Is Not Typically Included With Our Plans:

While our pre-drawn plans include everything needed to build your home, some items may still be required by your local municipality before construction can begin. Requirements vary by city, county, and state — so before purchasing, we recommend consulting our office, your builder, local engineer, or permitting office to confirm what’s needed for your project.

Below are examples of items that are not typically included with our plans but may be required for permitting or construction in your area:

  • Architectural or Engineering Stamp: Depending on local building codes, you may need an architect or engineer to review and stamp your plans for compliance. Check with your local jurisdiction to verify these requirements.
  • Site Plan: A site plan shows how your home will sit on the lot in relation to setbacks, utilities, driveways, and grading. These are usually prepared by a civil engineer or surveyor familiar with your property.
  • Mechanical Drawings: These drawings specify heating, ventilation, and air-conditioning (HVAC) systems. Contact a licensed HVAC contractor to create these if required.
  • Plumbing Drawings: Plumbing drawings illustrate water and waste line locations both inside and outside the home. A local plumbing professional can provide these as needed.
  • Energy Calculations: Energy compliance reports or calculations may be required to ensure your home meets current energy codes. These can be provided by a local energy consultant.
  • Truss Packages: Truss packages define the engineered framework for the roof and/or floor system. These are typically supplied by a local truss manufacturer once the plan and site conditions are confirmed.
  • Snow Load Calculations: Areas that experience snow accumulation may require calculations verifying the roof design can support local snow load conditions. Check your regional building codes for requirements.
  • Wind Rating / Calculations: Some municipalities require documentation of design wind speeds and connection details. Your local engineer can provide these calculations to ensure compliance.
  • Seismic Design: Our plans are not designed for specific seismic zones. If your area has seismic design requirements, a local engineer can modify the plans accordingly.
